About the Job.The General Superintendent's role is to lead the project teams to success by setting a positive example, accountability, mentoring, driving schedules, and continuously reviewing the health of each project. The General Superintendent will be instrumental in maintaining consistency across all projects and setting a standard of excellence to ensure JPI is recognized as the #1 residential company in the markets we serve.Essential Functions & Responsibilities
- Act as a representative and advocate of JPI's Culture and Guiding Principles.
- Actively engage in staff development including supporting associates IDPs and input on promotions.
- Mentor, train, and guide all JPI Field Associates.
- Lead the safety program by tracking all scoring, ordering gift cards, blue diamond announcements, etc.
- Collaborate with other JPI General Superintendents, Project Managers, and VPs to ensure cohesiveness and uniformity is maintained across all JPI Projects.
Pre-Construction duties to include:
- Develop conceptual schedule.
- Review plans for reoccurring issues, constructability, FHA/ADA items, coordination, scheduling, etc.
- Actively participate, with PM and Superintendent, and drive the development of a detailed project schedule and determine milestone dates prior to Level III Plan Completion
- Identify specific job site conditions, Logistical issues, and Jurisdictional items that need special attention
- Participate with Project Manager and Pre-Construction team on subcontractor selection and references for new subcontractors. This may include site visits to review a subcontractor work in place.
Visit each job site at regular intervals in order to gain a thorough understanding of potential issues and resolvebefore they arise. Focus areas are:
- Subcontractor performance issues
- Scheduling issues
- Enforcement of Contract and Project Documents
- Plan Issues
- Team performance/dynamic issues
- Quality Control issues
- Proper document closeout issues, including 3rd party consultant reports, Jurisdiction requirements, Meeting Minutes, Daily reports, quality control lists, and ensure all reports are being stored correctly on Procore
- Support areas the team may need from the Project Manager
- Lead development and implementation of recovery schedule when necessary.
While on the jobsite, for each visit, General Superintendent will:
- Ensure all safety policies and procedures are in place and being followed
- Review Project Schedule and Look Ahead Schedules compared to work in place and project progress.
- Review Subcontractor Meeting Agendas and actively participate in (1) subcontractor meeting per month at each jobsite.
- Ensure Plan Management and Document Management is current and updated regularly in the Jobsite Office, on Procore, and being used in the field.
- Walk all phases of the jobsite with different team members to have a clear understanding of safety enforcement, scheduling progress, project team dynamics, associate's strength and development areas, potential project issues, good practices, subcontractor issues, project support needed, etc.
- Ensure cost control measures are in good standing including; dumpsters, porta potties, tools, punch/day labor, contract enforcement, subcontractor accountability, etc.
- Prior to leaving each jobsite, General Superintendent will fill out the General Superintendent Field Report. General Superintendent will review the report with Superintendent and when complete, will send the report to the Project Manager and copy the Assistant Project Manager, Superintendent, and VP of Construction assigned to that project.
- Build effective relationships with Pre-Construction, Asset Management, Development Managers, Design Managers, Subcontractors, Suppliers, 3rd Party Consultants, and user groups that reflect and support company core values and meets, or exceeds, the customer's expectations.
- Assist in developing/facilitating field-related company training programs, meetings, communications, etc.
- Ensure that project sites and company assets are secure, and tools are reused from project to project.
Education, Work Experience, & Physical Requirements
- High school diploma or equivalent. Bachelor's degree in Construction Management, Engineering, Business, or a related field preferred.
- 10+ years of related work experience.
- OSHA 30 HR.
- Minimum of ten years of construction experience.
- A minimum of five years multi-family construction supervisory experience required.
- Must be familiar with multi-family construction procedures.
- Must have good knowledge of construction building codes.
- Must have good working knowledge of construction scheduling practices including proficiency using scheduling software with ability to teach others how to utilize.
- Must be PC proficient.
- Demonstrates solid presentation skills and verbal/written communications skills.

California General Base Pay Range
Note that the actual base pay offered will be contingent upon the candidate's overall experience, skills, internal existing associate equity and overall budget of the Company at the time of offer. The range is specific to base pay only. Additional compensation and/or bonus eligibility details will be shared by the Recruiter.
